What moves the price

Cost factorWhy it matters
Floor conditionDeep scratches, pet stains, and cupping take extra sanding passes — or rule refinishing out entirely.
Finish typeOil-based polyurethane is economical; premium water-based finishes dry faster and cost more.
Stain & color changeChanging the color adds a stain step (and skill) over a clear-coat-only job.
Board repairsReplacing damaged boards is priced separately and needs matching wood.
StairsTreads and risers are priced per step and are slow, detailed work.
Wear layer leftSolid wood refinishes 4-6 times; engineered only 0-2 depending on veneer thickness. No wear layer left = replacement.

Frequently asked questions

Is it cheaper to refinish or replace hardwood floors?

If the wear layer allows it, refinishing usually wins: about 3 to 8 dollars per square foot versus 6 to 18 dollars to install new hardwood. But cupped boards, deep water damage, or a sanded-out wear layer flip the math to replacement — patching a failing floor twice costs more than doing it right once.

Do you offer refinishing?

No — we install new floors rather than refinish them. This guide exists because refinish-vs-replace is the honest first question. If refinishing is genuinely your better option, we will say so at the free in-home estimate and you can hire a refinishing specialist; if replacement wins, you leave with an exact installed quote.

How many times can a hardwood floor be refinished?

Solid hardwood typically survives 4 to 6 full sandings over its life. Engineered hardwood depends on the veneer: thinner than 2 mm is usually a no, 2-4 mm allows one or two careful refinishes.

How long does refinishing take?

Plan on 3 to 5 days for sanding, optional stain, and multiple finish coats, plus cure time before furniture goes back — water-based finishes cure faster than oil.

When is replacement clearly the better spend?

Widespread water damage or mold, boards sanded thin by past refinishes, structural movement, or wanting a different species or plank width. At that point new engineered or solid hardwood — or waterproof LVP — is the smarter investment.
